Homebuyers Survey

Am currently selling my house and my buyer has booked a home buyers survey for next week. I've googled it so have a rough idea what they'll be looking for, but could anyone who's seen a report before let me know what they'll be looking for specifically? Would be much appreciated.

Unless your house is a few years old they should be doing a full structural.

If your property is standard e.g. you live in a house where there are rows of houses of a similar structure the surveyor will just go in and have a superficial look at everything. With the places they can't reach they will use binoculars. If your house isn't standard so it is a one off they may investigate things further e.g. look in the loft properly.

Most know SFA about gas and electrics so as long as you don't have old plug sockets they will just say that the buyer needs to get a specialist to look at them.

@RedWingBoots Thank you. Yes house is standard, same as the rest of the houses in the street. Built in the late 80s.

Do they do things like turn lights and taps on? Really have no idea what to expect!

It depends on how nosy the surveyor is.

Normally people don't turn on a light on unless the room is dark. They will probably just look at the consumer unit and glance at the general standard of the light fittings. They may only look at things further and ask you questions if the light fittings are broken.

Incidentally my property isn't standard e.g. only a few others in the area are built the same. So I had two surveyors visit me when I remortaged for just a valuation. (The first one screwed up.) There was nothing in the report even though the second one had a bit of a nose around. There as other people just have drive-byes.
