House on the market for £425,000. Desirable location in a great part of town that is rarely available. Predictably there is loads of interest with the slots for viewings fully booked. We managed to arrange to be the first viewers this morning, with no further viewings until the weekend. We are in a good position but still in a short chain. How the hell do we secure this house? Do we need to go over asking and if so by how much? Ideally we want them to scrap the other viewings.

My friend had her house up at £295k and there was lots of interest and someone offered £325k on the first viewing - she accepted the offer and took it off over the market

The buyers were t cash buyers and when it came to the survey etc the lender told the buyer it wasn't worth that much and they wouldn't do a mortgage for far more than market value so she ended up taking £300k as she liked the family buying it and needed to sell it to buy her new one.

I guess If it's a cash buyer it's a totally different scenario

I sold a house in a crazy market - put it on the market on a Tuesday for £435 k which was just above ceiling price for that style of house on the street because agent said market was so hot.

Fourteen viewings by end of the first weekend (which I did myself and was EXHAUSTING by the way). We had 8 offers, 4 of them were cash/chain free buyers over asking price.

We went straight to best and final to avoid a bidding war, and someone gave us £40k over asking price.

i don’t know how they felt about it later. I would have felt resentful to pay over the odds but I guess they could afford it (downsizing and wanted to live v close to grandkids, so location was their top priority).

Thought I’d come back and report. It went to best and final between us and two others. We offered our absolute maximum- £452,000 - and were accepted! Yay. Thanks for all the advice and fingers crossed it all works out.
