Advice wanted landlord tenant situation

I'm a landlord and I had to get some work done on a property which required the family to leave for a week. I provided nearby accommodation but when they returned some of their possessions were missing. the police did an investigation but no result. what should happen next?

The tenant should file a claim with their contents insurance provider with a copy of the police report. You’re not responsible for their possessions.

Are the contractors you employed responsible in some way? Did they take the stuff or leave the premises unlocked? Id be fuming if I was the tenant.

I would be sympathetic to be honest. Did you compensate them for having to move out? Do you believe them about the missing items? If I could afford to I would compensate them for the missing items.

Legally it is probably that they claim on their insurance and you pay the deductible. You should check with your solicitor to be certain.

It’s still an unfair situation because their rates are likely to go up because of something that was your responsibility, but the system doesn’t really acknowledge that. If you are a decent person, I would take that into account when considering the next rent increase.

Can you get in touch with who carried out the work and say that items are missing and police will be involved?

In the end though, if it wasn't yourself who stole them then it's not your responsibility to replace. They can claim on their insurance.

It isn't your responsibility that they decided to leave anything of high value in the house, knowing others would have access.

Thanks for all the replies. The builders don’t consider themselves responsible I don’t know how it will be resolved
