Cost of re roof

Hi
Has anyone had this done recently ?
Theres a leak coming into the top floor of 3 storey end terrace(around the chimney breast ) .It’s a typical end terrace with 2 Dormers either side in North Yorkshire
Cost of full re roof inc scaffolding £20.000
2 options just to fix essential work using a cherry picker
£4500 just to fix leak
£11000 to fix leak and other essential work.A drone was used so I have photos showing what the issues are.
I will potentially sell within next couple of years.It just seems so much money and I definitely can’t afford the full re roof.
Does this seem reasonable?

It really depends on the condition of the roof. In your circumstance I'd go for the £4,500 option and let the new owners deal with anything more.

I've just completely replaced our roof because a lot of the slating pins were failing, there were multiple slipped slates and leaks, other slates were cracked and the roof as a whole was about 70 years old. Cost for a 40' x 20 new slate roof with new liner, battens, replacement ridge tiles and new flashings for the chimneys was £20k including scaffolding. That included reusing any good condition old slates on the front of the house to maintain the period look.

When they took off the old roof, we found that the previous roofers has run out of under-felting and had left a quarter of the roof unlined. No wonder the end bedroom was cold, and hopefully will now be much warmer.

The other bonus is that I've cut up all the old roof battens for use in the wood burner this winter, so we'll get free heating for part of the winter as well.

We are in the process of having our roof redone, reusing as many of the slates as we can. Including pointing chimney and scaffolding it’s costing £7200.
this is on a 3 bedroom terrace
