So how much difference have the Home Buyer's Pack made to the way you choose what property you would buy?

Would you be prepared to do more work rather than have a fairly inefficient house?

Would you rather have a low graded house but it be bigger than others you've seen?

Would you rather have a garage than buy the house that is rated highly?

Would you rather be closer to a good school than have a highly graded house?

What are your thoughts?

IMHO opinion it will make no difference to the vast majority of buyers - an estate agent I was talking to said that they take so long to compile, they haven't even been ready in time when people have made offers so completely irrelevant. I think you would have to be pretty odd not to know that a Victorian house with high ceilings, solid walls and single glazing is likely to be less energy efficient than a modern, well-insulated house anyway - people buy because the house is in the location they want/can afford, has the number of bedrooms they need and so on. Draught-proofing ain't going to be a big motivating force.

In current climate, people may use a bad HIP report to negotiate on price but honestly don't think it would put people off most properties because, as I said, it's kind of a given with many of them what the energy consumption is going to be. If you like the features and proportions of period properties, you're going to put up with a bit of a draught.
