Looking for rental property in Newcastle

A relative is looking for property to rent in Newcastle and needs to be near a metro station somewhere between Jesmond and either Longbenton or Wansbeck Road.

I would like to know if any of the areas near the stations below would be considered areas to avoid.

Fawdon, Longbenton, Regent Centre and Wansbeck Road. They are familiar with the Jesmond/Godforth area, but these areas are a little out of their price range.

I'd avoid fawdon, and most of longbenton really. There's some housing behind regent centre, or over from there in garden village that would be worth a look
