Should we get this work done before going on the market?

Hi all, we are getting ready to put our house on the market and were supposed to have the back wall and pipes painted last week but between illness and bad weather, our painter fell behind schedule and can't get to us now until mid August. The back wall is a bit messy looking, grey discoloured render and the paint on the downpipes is all flaking off.

We would have been happy to hold out til he is free but we had an offer accepted on a property this week. The vendor implied he wasn't in a rush to move as he plans to go to his holiday home to stay for a bit while looking for another place. We aren't sure if we should just crack on and get photos, home report etc done or wait, just in case we get marked down to a category 2 on HR/the aesthetics puts buyers off.

Have tried to get another painter at short notice, with no luck. We are in Scotland, where sellers get their own survey done and our area is very sought after due to excellent schooling. Houses tend not to stay on the market for long here. Anyone have any advice? Thanks

I would get it on the market, we tried loads of painters earliest date was Nov! Good luck with your move.

On the market. You can say the painting will be complete before you go.

Your vendor might be all relaxed now, but people tend to have varying ideas of what not in a rush is! You don't want to be taking your time and then they suddenly want to be all systems go.

Thanks for the replies, I guess there must be no harm in going ahead with the hone report etc next week and seeing what happens.

Am in a similar position so watching for advice 🙂

I have refurbished most of a house to a high standard, just one bedroom to finish and the patio to build. Fences came down in storm Arwen but it's tidy. The estate agent was keen to get it on the market but then she would be, wouldn't she? I am concerned it would affect the initial appeal and ultimately the price.

Just get it on the market. They aren’t likely to use a photo of the back wall anyway, are they? Then you can tell viewers you are getting it painted

@Summerhillsquare yes it's difficult to know what to do for the best isn't it? Good luck with whatever you decide to do!
@knackeredagain a lot of the photos I've looked at for various houses we've been interested in do have photos of the back wall, taken from the top of the garden looking down towards the house. I've taken a pic of the wall to show you what it's like (ignore the mess on the deck, tip run on Monday!).

I'm guessing it's the rendered back wall of the house rather than any brick wall.

I guess the home report might comment on it, but the odd '2' which is going to be rectified, won't put potential buyers off I don't think

It’s really not that bad. The rest of the garden is neat and well maintained. You can tell it is just a cosmetic thing. It wouldn’t put me off.

The back of the house looks to be in much better condition than our house when we bought it and I can't say I even took that much notice of it as I knew that it wasn't anything major that needed doing. I would put it on the market now
