'Property sits on clay soilscape, which increases the risk of subsidence'. Is this something to worry about/would it put you off buying?

Depends if it was new or old. My house sits on clay, but it was built in 1903 and if it was going to subside I'd have expected it to happen some time in the last 119 years.

It sounds like something that will get picked up on any survey in that area.

Our house sits on sand and has teeny foundations. Totally normal for 1904. Either someone totally panics - or shrugs and says if it hasn't fallen down yet it's OK.

Most of south London does… good luck finding one that doesn’t!

Thank you all for the replies. I asked the surveyor about it and it does sound like it applies to most of our local area - so we will just have to go ahead and hope for the best. He said it should be ok unless there is a lot of extreme weather...
