What stops houses from selling?

I'm in the NW. There has been the same 40 odd properties - 3/4 bed houses on Rightmove for months. Nothing is shifting. Why not?

The average UK wide is 270k, most round here are 350-450k and not shifting.

Sometimes there are basic structural problems with the building or outstanding legal issues with boundaries etc etc.

But in the other 99.9999% of cases it’s because the house is overpriced.

I think it’s obvious that anything priced cheaply enough will sell to someone.

But when we were looking it was often proximity to undesirable things that kept things on the market a long time: sewage works, pylons, A roads and motorways, airports, traveller sites, etc. Also properties being sold with agricultural ties or other covenants.

as has already been said, it’s price. It’s always price. No matter what the compromises or drawbacks of a given property, make it cheap enough and someone will buy it.

Everything sells for the right price, if it’s not selling it’s because the price is too high. Every single time. People will take anything on for the right price.

Price. I walked away from many due to price ironically most of them did not sell.
