If there was a problem with the mortgage for completion, when would I know?

I am due to complete on Friday yet here I am wide awake, convinced it’s going to fall through.

Yes, I know it’s very rare that banks withdraw their offers, but it does happen. And unfortunately my life seems to be, “if it can go wrong it will!”

I exchanged last Friday. So. If following intervals checks my bank decided to withdraw its offer, would I know by now? Or could it all go tits up, up until the last minute?

You’d know by now. Most firms request your funds to arrive the day before completion as the lenders can’t guarantee what time of day they will arrive.

This. My mortgage company text me a week prior to let me know my funds were going in the day before completion. My solicitor also emailed me to confirm they were in. You'd have heard if they weren't by now.

If you’ve had a mortgage offer (in writing) & you’ve exchanged, you will complete as planned.
Dont worry. Why would there be a withdrawal?
Get ready to move! Most folks move on completion day.

should be fine.
your conveyancer should have had everything, including mortgage, in order for exchange.
maybe give them a call in case there is something outstanding?
in our case we needed to pay banking charges for an instand bank transfer (around 20£) instead of the slow usual bank transfer that takes a few days.

Technically banks can withdraw the mortgage offer after exchange- the exchange doesn’t bind them.
I’ve never seen it happen though.

Apparently our solicitor received the funds from our bank today, so I guess that means everything is full steam ahead for tomorrow! 😅

We complete tomorrow and the funds are in which I thought was normal
