I want a porch

I really want a porch added to my house - mainly to be a barrier to stop dogs running straight out, somewhere to leave muddy boots and for parcels to be left if I’m out. Ideally something like the one pictured

However, I have no idea as to cost or even who to ask - builder or window company ??? Has anyone had a porch added and can give me a rough idea of price and who to contact to get the ball rolling?

You'd need a builder and then either you or the builder buy windows and a door from a window company.

You might need planning permission? Do you want heating in it? Do you want to remove your current front door or end up with two doors?

Yes, I think you may need planning permission

Porch is normally a permitted development. It doesn't require planning but it should conform to regs.

As touched on above, find a general builder. You'll need footings. Best to find someone who can handle the entire structure themselves or use their go-to joiner for the framing, wooden windows and door. They might also use a sparky and plasterer if required.

I'd expect to pay 7k minimum for a basic brick base with wooden framing and a tiled roof. It depends where you are and who you use.

Thank you for your replies, that’s really useful. I m planning on keeping current front door. I hadn’t thought about electrics but will want a light in there - I assume they could do something with the current exterior light by the front door or maybe even just leave that in situ and use that ? I’m in the North East and was budgeting on about £10k.

Whether you need planning permission will depend on the size of the porch. This is a useful site to check on www.planningportal.co.uk/permission/common-projects/porches/planning-permission
