Lewisham SE13 Areas advice needed please

Hello! Does anyone have any knowledge of what Brookbank Rd , Algernon rd, Branscombe st in lewisham are like? Specifically for a family. Considering property on one of these roads as can't afford ladywell but don't know the area well enough. Thank you 🙏🏻

@sellersmarket i used to live in hither green and then lee green for about 15 years, so know bits of lewisham.

where are you moving from? How old are your children ?

you could be quite close to a busy railway line, other than that it's a typical SE London area with good transport links within a short distance. Used to live nearby in SE14 and it's pretty similar.

Brookbank and Algernon are effectively Ladywell. It's a great area, with excellent transport links from Lewisham. Brookbank and Algernon are both very close to parks - Ladywell Fields and Hilly Fields - I brought up 3 boys in a nearby road and spent a good deal of time there. (There is also good wildlife if you're interested. I've seen kingfishers in Ladywell Fields and sparrow hawks and peregrine falcons in Lewisham.) I'm not sure what the schools are like these days, but my one word of caution would be that it's not a great place for boys' secondary schools. Otherwise I have always found the area to be a very friendly community.

I agree with above- it’s a typical SE London area- close to shops, parks etc. Nothing worrying or scary about the area.

I would say Brookbank Rd and Branscombe St are Ladywell/Lewisham borders. Brookbank is nice, especially near the top of the hill, Branscombe feels a bit tucked away very close to both the railway line and the busy/polluted Lewisham Way. Algernon is a long road, with very nice and not quite so nice sections, but all fine. One thing to note is that it does get a bit of rat run traffic, generally people trying to avoid central Lewisham. Prendergast Vale is the nearest school but it is one form entry for primary so worth looking at recent catchment distances.

A relative lives nearby.

Aim for;
Top end of Brookbank Rd
Ladywell end of Algernon Rd
More village like feel, clean, houses well looked after

Avoid:
Lewisham Way end of Algernon Road
Scruffy, houses not well maintained, litter, graffiti on shop shutters

I'd look in Bromley because the schools are better except for Kemnal Technology and Harris Academy Orpington. You can't go wrong with the schools in Bromley borough.

Nice area - I used to live on Tyrwhitt Road. The green space of Hilly Fields is fabulous and you can access Forest Hill easily as well as Lewisham without being in the hustle and bustle of the town

This has made me feel nostalgic. I lived in Brockley, then Lewisham in the early 80s. Liked it.
