Mile end to buy a property?

Hi folks, based on my budget I've found a nice property with a 2 bed 2 bath in E3 (between Mile end park and Lime house) it's a modern flat with a nice community feel to it and seems to be occupied by mostly professionals. The area is quiet but Vicky park/mile end park/roman road cafes are 20-30 mins by foot. I'm in Hackney at the moment and love having everything at my doorstep but the property prices here are high and i haven't liked any of the 2 bed flats I've seen (they've either been old or noisy) and ofcourse smaller. I'm 31 atm and in the short term (couple of years) hope to rent out the second bedroom and in the long term use it as a spare room. For this price, my the other option would be to buy a one bedroom in Hackney but it would be a high monthly mortgage that would require me to save up in other areas of my life. Any advice on what is better between the two? i.e a one bedroom in Hackney or two bedroom in Mile end?

Having the second bedroom is good for a possible income.

Assuming you have already Googled the government's Rent a Room scheme and know that you don't pay tax on the first £7500 of the rent the lodger would give you?

Very lucrative if you are a higher rate tax payer

I used to live up by the Roman Rd when flatsharing and loved it. Decent pubs the south end too and you’ll still get the Hackney feel if you walk/hop on bus to Victoria Park.

2 bed. It'd be easy to rent a room esp with Uni nearby. Great food, good transport links and nice feel.

Go for it OP. The love will spread if it hasn't in there.
I know both areas vaguely. Take the money from hackney and set up mile end. Hackney'll out price itself soon enough.
