We're in the process of buying a house which is chain free. The current owner has been renting it out and the tenant has moved out so it's empty and we're in rented too. All searches back, mortgage approved a few weeks ago. When we viewed the property we noticed there's a very large stain on ceiling which the estate agent has confirmed that the seller will get looked at and fixed prior to completion. The seller has had a plumber check it more than a couple of weeks ago and the plumber has checked all pipes and confirmed it's not an ongoing leak and likely caused by an error of the tenant who moved out. As the plumber had to thoroughly check all the pipes, he's had to make large multiple holes on ceiling to stick his head in. We've been waiting for over 2 weeks now for confirmation as to when the seller will get these holes fixed. We keep chasing the estate agency which isn't the most proactive either and there's still no response. Our solicitor is only waiting for a response to one final query and we're good to go (subject to the holes being fixed too). Would it be another viable option for the seller to directly give us the money for any quotes he's had to get it fixed and we can get it fixed ourselves? We don't want to delay exchanging for a few more weeks if the person the seller will hire to fix the holes only have an availability in a month or so. We don't want to reduce the sale price of the house as that'll just delay to change things.
