What happens in a EPC inspection

Does anyone know what an EPC inspector actually does on their visit?
We are tenants so this will be the first one we have been involved in and I can't find any actual information on what will happen.. all I have been told is that he needs access to all the rooms in the property and will be here for 30-40 minutes
(I have teens with SEN who are not sociable and hate their space being invaded)

We have had one done recently. They check the outside as well as each bedroom and loft space. Check the boiler windows lightbulbs and any other insulation. They also measure each room. Don’t think it was anything like 40 mins.

Ours was done in less than 20 minutes! He just walked around the house to see what light bulbs and boiler etc we have, and put his head up the loft hatch to check the insulation, and measured the rooms (but he was doing a room plan for selling the house too). Nothing too invasive or bad at all :)

He has just been.. it was fine. About 20 minutes all together!
