flat roof

bit of advice needed here and didn't know who to ask. Weve recently bought a 70year old house with a flat/parapet type roof over the bay window for the master bedroom and surprise surprise water comes in. turns out it's been a bit of a bodge felt job not helped by the faact that all the gutters are knackered also.

Have had two quotes from roofer one cheaper and said he would use better quality felt and other (more expensive)said it would need to be lead lined.

We're not intending to move til kids are grown up so happy to get it done properly especially as we live in the wettest city in the UK. Any advice about which method is best/ what is needed.

We had the felt version done on an old house we had years ago as we were selling it so didn't want to spend but the leaded version is a lot better and if you are planning to stay there3 and can afford it go for that.
