Any thoughts on Woodford area?

Hello there,

My family is very seriously considering buying in the Woodford area, specifically near the Ray Lodge School.

I have seen other posts in this site about the area here not being particularly amazing (e.g. a bit run down and maybe some anti-social behaviour going on by local youth), but these seem to be from a few years ago, so was just wondering if anyone in the forums is currently living around here and would recommend it (or not)?

I live in Woodford and love it, but we're the other side of the line to Ray Lodge. The area near Ray Lodge did have a horrible reputation, but I think it's getting better. I know a few people who live near there and are very happy. It's certainly better value for money. I hope someone comments on it with better info for you soon.

We live on Repton Park in Woodford and it is very manicured over here - I love the development (gated community). Also the area around Monkhams lane is beautiful, close to the station and close to Wells primary.

I used to live near there. The Ray Lodge side of Woodford isn’t as nice as the other side but it’s ok. I wouldn’t say it was a bad area but it wouldn’t be my first choice. I’m sure you get a lot more for your money though than in other areas nearby and that is important too!

Do you need schools, tube etc?

we are in woodford wells. it's a fabulous area. good schools. central line epping forest etc.
i sometimes meet a friend who lives near Ray lodge and we walk our dogs in the park seems very nice to me.
Woodford Bridge is also nice
