Chances of accepting offer?

Our house is getting photographed at the end of next week. The perfect house has just come up. We have rung and asked for a viewing. Currently awaiting a call back. The two houses (ours and the perfect house) are with the same estate agent. We don't have a mortgage in principle but we do have a mortgage broker so we will email him now to get one. When we view we won't have a buyer. The way things are will our offer be considered without one? We aren't moving up the ladder just swapping indoor space for outdoor space so we will likely be in competition with 1st time buyers not in a chain. Are there any points we can put across to give us an advantage, other than making the highest offer of course!

I think it would completely depend on the area. Your estate agent will have a good idea of how quickly your house will sell at the price point set so may be able to make a case for you if there is a lot of interest. Do they have any buyers lined up who could view before it goes on the market?

We put ours on the market to buy a house we saw and I priced it for a quick sale as we could afford to lose a little and we had a mad rush to deep clean, refresh and declutter. It sold within a week.

It’ll depend on your area but we refused viewings from people who weren’t proceedable (hadn’t sold / weren’t on the market etc).

Totally depends on where you are. Our buyers were in the same position as you and we let them view our house and accepted their offer. My estate agent put our house on hold for them until theirs was on the market before classing ours as SSTC. (So she added any interested parties to a waiting list). My buyers gave us a good offer and I liked them which was why I was happy to accept.
