Swinnow in Pudsey Area, Leeds

Hello!

I am looking at some nice properties in the Swinnow Area and have walked around there during daytime hours. It seems quite nice, but I have heard there is a lot of social housing which has me concerned about safety and also noise.

Can anyone give me any insight on what it’s like to live around there?

Most of the inner suburbs of Leeds are riddled with crime. There are some exceptions such as Horsforth so be aware.

I live in Bramley, adjacent to Swinnow and previously lived in Pudsey. You get a lot of house for your money in Swinnow. Some parts of it aren't great, I looked at a house on the Wellstones but was a bit out off by the 'feel' of the street it was on and those around it. That being said, I now live in an ex local authority house in Bramley and most people don't have a good word to say about Bramley but I've found it to be great, friendly, no problems with crime etc. As with anywhere,some bits are perfectly fine and others not so good. Do your research and visit it a few times, like you've done and you should get a good feel for it.

The previous poster mentioned Horsforth, which is really lovely but houses are probably at least twice as much there so it all depends on your budget I guess!

@Sunflowergirl1 what a sweeping generalisation. Leeds is no worse than any other major city. The crime I hear of tends to be in Horsforth or Roundhay where there's more money!

Leeds is a rapidly growing city with great work and education opportunities. It's friendly, thriving and well connected.

Also, Horsforth is not an inner suburb. And neither is bloody Pudsey!

@hernamewasrio your absolutely right. As A kid we moved from a what you would call rough area of Leeds Council Estate to a bought area... near oakwood just off. Very nice street slightly posh.... but we had things stolen several times from the garden and even when we first moved in.

I had since lived in 2 other council areas in Leeds and never had issues. Its definitely the posh areas that have issues .. but of course this is kept more hush hush.

I have been told to avoid Beeston, Armley, Belle Isle, Harehills and Holbeck. What areas in Leeds would you consider decent?

I was thinking the same, do you have any experience of the Pudsey area, particularly around Swinnow/Stanningley?

IME Rodley and Farsley are nice, as are bits of Pudsey. Stanningley isn’t. I don’t know Swinnow.

It seems to be quite a mixed bag in the areas not classified as “AVOID”. My partner’s family live in Chapel Allerton and they seem to think the area is getting a little sketchier with rowdy youths nowadays. I have heard that Chapel Allerton is a nice area and it does seem nice when we come to visit. I’m hoping to get opinions from people who actually live there as it often differs from the outside perception.

OP, have you looked at Morley ? Rothwell? Both further out, but not bad areas without breaking the bank. Also Woodlesford.

I’ve had friends in Chapel Allerton, it’s nice. Expensive though.

@DELF77 Chapel Allerton is hugely overpriced. Armley is fine! It actually has a lot of student accommodation. Kirkstall is great and some really lovely homes, with the Abbey too. Meanwood is lovely too - next to CA cheaper, but going up in price. It has a Waitrose and a great park.

We're in Headingley and love it but some are put off by all the students. We see them as a vibrant addition to the community giving it energy!

Pudsey and Farsely are lovely but further out. Areas around Bradford are lovely too and much cheaper. Bradford gets a bad rap but is in the final 3 for the city of culture and has so much potential. Most beautiful Waterstones I've ever been in, and a great university too.

@DELF77 I would definitely join some local FB groups to find out more about regions in Leeds. We moved here 4 years ago after 20 years in the USA and I researched using FB community groups. CA has one called CARA and there are others for Kirkstall and Meanwood.

I would just say know your own mind about what is important to you. I tried to avoid the 'middle class chatter' about schools and crime etc and research areas myself.

It's an amazing city and we chose it as we wanted a city pedestrian lifestyle with a community- and there are lots of areas to from.

Agree with Meanwood love the shops. And CPA is lovely too.. schools are known to be great and my DC has attended summer camp in CPA.

Bramley is really big and has a very wide range of types of area within it. Good value and lots of the nice bits are absolutely great with easy access to city, pretty canal walks, parks etc. some bits have anti social behaviour and I personally would avoid.

Swinnow I would consider less desirable than Bramley but I'm sure there are lovely streets and good communities in parts too.

Horsforth, Chapel A and increasingly Farsley and Rodley and ridiculously expensive and if your budget has brought you to swinnow I don't think will be much in your range.

Pudsey is a town in its own right and has plenty going on and great areas to live.

Meanwood has totally gentrified since the opened Waitrose and is a rip off now for houses!
