How soon after offering on a property would you expect a reply? We offered on Monday 10K above asking price, house is very new to the market. They had other viewings and wanted them to go ahead before giving us a reply. But now we are a week on and still silence. Does this mean we don’t have it? We are FTB and love the house. I chased estate agent yesterday and there had been no decision. I don’t want to continuously pester.

I completely understand that you really like the property and find being assertive hard. However, being assertive won't make you less likely to have your offer accepted but it will stop them messing you around (at least at the moment). They haven't had other offers in this apparently fast moving market so that says something too. I would also be wary of these people as others have said.

If I were you I wouldn't call them. Put in an email; it's easier to be assertive in writing if you are nervous. Also, don't say you can only hold the offer, say the offer will be withdrawn on Wednesday and not that you will be looking at other properties but that you have already booked some viewings because you are not prepared to wait any longer for an answer. House buying is a bit of a game, EAs often tell fibs so please don't assume they are on your side.
