Hampstead/South End Green/Belsize park

We’re looking for a small family house in the hampstead Southend green Belsize Park area, and value convenience with transport! Affordability of course plays a big part but I’m wondering what everyone thinks of south end green?

I like the area, it's a bit of a hike to the tube, but you do have the Overground which is brilliant for getting around everywhere apart from the centre of town!

Very near the Heath obviously, which would be the main draw; the houses up towards Parliament Hill from the station are really nice, or smaller (and more affordable) south of the Heath towards Gospel Oak. The housing stock is different from Belsize Park, so depending on your budget, you could be looking at a house rather than a mansion or conversion flat, if that's what you want.

Nice pubs, loads (too many, even) of cafes. Daunt Books, M&S and some nice gift shops. The hospital is very dominant, unsurprisingly. It gets busy at weekends with people coming up for a walk on the Heath.

I lived there for many years. Loved it. It isn't really far to walk to Belsize Park tube and the buses are very convenient.

Thanks that’s very helpful. The other thing I can’t work out is why sometimes south end green is similar prices per sq foot to right in hampstead and Belsize park!

Proximity to the Heath, presumably? It is very pretty, I'd prefer to live somewhere like Tanza Road than most of Belsize Park to be honest, nice as BP is.

As @Itsnotdeep says buses are good too, C11 gets you to Highgate/Archway one way and England's Lane/ Swiss Cottage/ West Hampstead in the other. 88 and 24 into Camden and town.

if you want transport, look at West Hampstead. It has Thameslink & jubilee line & overground so has some of the best connections in north london including airports (gatwick & luton on thameslink) and trains (Thameslink to St Pancras & eurostar etc). Also has metropolitan line if you go down to Finchley road which is not far.

Love the Heath obviously but I don't love South End Green because of the traffic and congestion. I think it's a bit crowded. But I do like the roads up behind the Mai line station. But overall if you can afford it I'd go for Belsize Park or go somewhere different like Muswell Hill or Crouch End (better transport in the latter).
