LABC warranty - making a claim

Any good?

Any issues I should be aware of?

This is the product that's in place on the house I'm looking at. Not sure whether it's decent or not.

Can't change product, but don't need to buy house (aspirational move - can wait for next property no problem)

I use LABC for work. It is the same type of product as an NHBC or Premier guarantee. They use local authority building control inspectors to undertake the warranty inspections.

Typically in the first two years of the properties being completed, the contractor would come back and remedy defects (under their contract with labc), after that- any structural defects can be lodged with LABC who will attend and repair. The warranty tends to be for 12 years.

Unlikely that you would have to claim (new build will have had to have passed building control regulations, as well as regular LABC inspections), but it is peace of mind.
