Landlord rent guarantee insurance

Wondered if anyone can help
Interested in a rental property
My husband and I have income of just over 100k
We want to rent a house short term until buy a house
Property interested in is £2200 pm
When husband worked abroad 5 years ago had a ccj for £250
When returned to uk noticed it and paid in full
I know stupid error!
Agency have now said to get house landlord mortgage stipulates he has to have to rent guarantee insurance and a satisfied ccj makes it null and void
They are asking for £26500 years rent upfront
Is this a bit excessive?

Many landlords would not let to you with a ccj even if you paid a year up front unless you had a guarantor as they can pick and choose tenants. If it is a requirement of the mortgage there is nothing the landlord can do anyway in this case.
