Attaching a detached garage to house

I’m buying a house which has a long thin garage (one garage wide and 2 deep) which is detached from the house by a small passageway along the side of the house).
I am hoping we could convert part of garage and knock through to adjoin the kitchen which is on the side of the house next to the garage, to make a kitchen diner. We would only use part of the garage, build a wall between converted and unconverted bit and leave the garage door on the front.

This would involve making good the garage, foundations, insulation, roof etc… knocking down (or partially knocking down, we could keep some wall if necessary) the external house wall and a good bit of the garage wall.

It seems like a logical way to extend the house. The garage seems pretty sturdy and others have been built on top of (maybe in the future for us). The front of the house would still look the same. The footprint would obviously be slightly different though.

Any ideas if this is possible/bonkers and if it would need planning permission and if it would be extortionate? I know all building work is currently!

Am pretty sure it needs planning permission, we lost out on a bidding war on a house like this and I've kind of followed it. It had a separate garage to the side, with quite a wide alley between the house and the garage. They built a side extension over the alleyway so house/extension/garage were all attached and you could access the garage through the extension (i.e. internally). Can't comment on how much it cost but sounds like a great idea depending on the numbers.

Sounds good. I have the same. Built utility to side of the house to connect to garage that will be converted to office / lounge / additional playroom. Waiting for quotes from builders for the garage conversion. Utility room bit done though.

This sounds like a sound idea to create more space.

You would need planning for this. Often when converting garages the local authority look at the availability of off street parking, so if there isn't much off street parking where you live that could cause a potential issue. But have a look at other houses on the street to see if they've done the same thing.

I think cost wise you would be looking at around 30-40k. But building costs seem to vary hugely at the moment!
