Number of weeks between exchange and completion - what's best?

The seller's agent is keen on 4 weeks but I had assumed it would be more like 2 weeks
Thoughts?

Essentially it's whatever period buyer and seller, or rather all members of the chain, agree upon.

Around two weeks is generally the norm, although there are advantages to having a bit longer.

The seller's agent is almost certainly just passing on the wishes of their client.

24 hours for us. It was a very protracted cash purchase. Had been waiting months for the Land Registry to amend the plan. We were homeless, furniture in storage. That 12 inches of land that was the issue cost us thousands.

By our choice (and our buyers agreement) our period between exchange & completion was about 15-weeks. No issues, we just didn't want to move out until our new address was ready.

Depends. When I moved eight years ago I did it in a week. Easy. No problems at all.
Move forward eight years and we had a week again in between. And I regretted it. I am 46 and I struggled. I was exhausted by the whole process. Not only boxing but cleaning and taking things apart. Realised I wasn’t as young as I was then so struggled Grin

If u can I would do two weeks.

We had about 24 hours between exchange and completion, but I'd have like more!

I did hear that some had been recommending exchanging and completing on the same day during the pandemic, to avoid problems if someone in the chain tests positive and has to isolate....

Personally I'd want a week or two. Don't exchange and complete on the same day unless you absolutely have to. It's too tight if things don't go to plan.

CaroleFuckingBaskin · 13/01/2022 22:32

I like one week.
I did exchange and complete on same day once as it was Christmas week and no chain which wasn't too bad either.

We did 8 weeks, which is a bit of an outlier. Sellers needed exchange to secure their onward purchase and we needed to exchange to meet the deadline for applying for a school place for youngest. But neither of us wanted to move straight away, so it worked well for us. We were aware of the risks though and had gotten to know the sellers relatively well at that point, so we felt we could trust them to be sensible. Getting to exchange was so stressful that I'm actually really glad to have a lull in between to re-charge before we move.

RidingMyBike · 14/01/2022 12:01

We just did it in 48 hours but we'd already moved out into a rental so it wasn't a problem.

When we bought it we had two weeks between which was better for planning purposes.
