Advice needed : Viewing tomorrow

Hi There

My partner and I are going to view a property tomorrow that went on the market yesterday and ticks all of our boxes. Very fast moving market locally, they're only doing viewings for 4 hours and in 15 minute slots Shock. I have no doubt that it'll be gone by the weekend.

The flat I own now I bought as a FTB so have never done the 'sell and buy at the same time' thing. My flat is not yet on the market but it's being valued Friday and we would in theory be ready to put it on the market ASAP. Again, extremely fast moving market for flats; the last one for sale in my building was under offer in 48 hours and (IMO) didn't have as desirable assets as my top floor / sea view one has.

New place is significantly less than we have been approved in principal so would hope there are no mortgage issues.

Are we mad to even go see it before we have mine on the market? Would we even stand a chance if we offered but were up against someone who did have an offer, or no chain? I'm feeling a bit panicked by the speed with which everything moves; any insights are appreciated.

Hi @JugglingJanuary, funny you should come back to this just this weekend - our flat is now officially on the market and first viewings are this week. A lot of interest so hopefully we'll have a buyer before too long.

2 bedroom flats in our budget are put on the market and sold within 12 hours at the moment (unless there's something wrong with them!) so it feels a bit manic to constantly be waiting for the next one and going to view at a moments notice but fingers crossed we'll find something great and be all done and dusted before we get married in June.

It's hard work in a tough market...I hope you find something (else) that you love & yours sells for a good price soon!

Make an offer, explain that you are willing to move at their pace. Then speak to the EA about when to market the flat
I was in a similar situation, in rental and prepared to wait a bit for vendor to find a place.

Offered last summer, vendor couldn't find a place, the supply in my area dried up and now prices up at least 10-20%

So I would be cautious

But as you have a flat , you have some hedge

We have nothing on hand

I hope you’re ring fencing the amount of funds you are inputting into the new house. I know that’s terribly unromantic when you’re about to get married but to do need to protect yourself.

@MrsElijahMikaelson1 God yes, already been discussed with my property lawyer! I love DP to death but if we ever split up then my deposit is MY deposit Grin
