Artexing to Ceilings/lower survey valuation.

Our survey report has flagged up the issue of the ceilings throughout the property being artexed. We obviously saw this and intend to have them re done. However, the surveyor has stated that artexing contains, or could contain, asbestos, which has given us pause for thought.

Does anyone have any experience with this issue?

Also, the valuation has come back 5k under what we have offered. We will be cash buyers so we have no mortgage issues to worry about, but are we a bit soft to just carry on with the purchase at the agreed price or would most people renegotiate?

How old is the house? Artex doesn’t automatically = asbestos.
Re the 5k depends on what proportion of the value this is.

Asbestos was fully banned in 1999, the laws re prohibiting it started in the mid to late ‘8os so if the vendor can prove the work was done prior to 1999 you could ignore the survey.

Obviously I meant after 1999! Alternatively they could pay for an expert to examine it and decide if it’s free from asbestos.

The house was only built in 1998, so I doubt it was there from new.

House is under offer at 435k. Our inclination is to just proceed as any valuation is arbitrary really.

We got an asbestos survey done as soon as we moved into our 80s home as it's got artexed ceilings throughout. Really simple and relatively cheap process, no asbestos present. I wouldn't let this alone put you off op x

Our house had artex ceilings done in the 80s and we sent a sample for testing and there was no asbestos present.

We are going through this exact same thing at the moment...and we are the vendors. Waiting for the asbestos survey to come back now.
The house is pretty old and I've no idea when artex was added so I'm pretty nervous.

We had all our ceilings boarded, skimmed and painted. They didn’t even attempt to take what was up there down. Much quicker and cheaper.

In 1998 there wouldn’t be asbestos present. It probably was done from new though. You’d be surprised!

It's not a big deal. Our 30s house has artex ceilings everywhere. Most have been skimmed over, bit remain in place. It's not an issue to stress over.

Same, we've just done it room by room and you can't even tell now that there was (fucking) artex in the property. Don't stress OP, it's easy to remedy.
