Help me wise Mumsnetters!

I just had a house purchase fall through after 6 months Shock of waiting. I'm in a good position with my deposit and mortgage secured post divorce and I'm in a rental property. But I need to move as I'm rapidly being priced out the local market and my rent is killing me!

I looked at these 2 houses today.

I preferred the feel of the pink one which is down a no through road and has a south facing garden. But its terraced and smaller with no en-suite. Would it be a bad decision to go for it over the blue semi which is bigger, with an en-suite but has a north facing garden and on the through road of the development?

I have 2 primary aged children and a dog. I love the development itself so it's my first choice of area locally.

It really is a tricky 1 as 1 of the other viewers could also be proceedable and go in at asking price if it's taken off the market and they may not come back to you. Or of course you could offer asking and they'd still allow the other viewings and they may offer more knowing there's an asking price offer on the table. How long has it been on and is it a popular area? If it's new to market and likely to be snapped up I'd probably offer the maximum I'd be prepared to pay. I lost out on my house by trying to get it a bit cheaper and was devastated I didn't offer what I was prepared to pay originally. As it turned out 3 months later the sale fell through and I got it anyway, but for asking price (I'd previously offered under). I do think I probably could have got a little off at this point, but no way was I risking losing it again and I'm so happy here that it's all swings and roundabouts now! I really do love my house though, so just be careful not to get carried away by FOMO Grin

I would go for the pink one, the second bedroom would be a deal breaker.

@CellophaneFlower that's exactly my dilemma! I spoke to the EA again. They said wait and see what tomorrow brings as the vendor will still have the viewings regardless! I could go to asking but that is my absolute max!

I did view that one. The house is perfect but not such a nice area and no garage which put me off!

@onedaymaybeone At least if they're having the viewings regardless, it's out of your hands really. The EA knows you're interested, so hopefully you'll get your chance even if there are other offers. Let's hope they're all in humongous chains Grin Good luck!
