Just bought a buy to let property and the estate agents, who we plan on managing the property also, provided us with a price, along with a breakdown including the breakdown for VAT and a total cost for solicitors fees- it was about £150 more than one we obtained independently, but for ease and to keep it under one roof, we went with them and paid the £350 to start the searches.
The solicitors then wrote to us and advised they were starting the process and the price they had is over £400 more, we advised this was incorrect and was just told this is the fee go back to the estate agent- which we have no apologies, no explanation and tried to Fob it off as a ‘rough estimate’ they’re now trying to get us to go to the other solicitors - but this means changing our mortgage to the new solicitor and this solicitor would need to see us in person and the others we were able to do everything electronically, a massive help as we’re 200 Miles away.
Anyone know where we stand? Tough luck or Should the estate agents be expected to pay the difference for quoting the wrong price and taking our money?
The £350 they’re advising can be transferred to a new solicitor apparently but it’s just so much more hassle for us.
Many thanks in advance
