Possible water leak in party wall?

I am looking for some thoughts on this before I get someone to look at this or talk to my neighbour.

I live in a terrace house and there is a wet patch in the party wall. I was hidden behind a piece of furniture so just found it. Quite wet and black mould all in one spot so clearly not rising damp but a leak.

I can’t see where it could be from but my neighbour has a kitchen on the other side of the wall. If she did have a leak, is it possible it would cause a wet patch on my side? Or unlikely?

When you say party wall what’s it made of? If it’s solid I doubt it’s her side I clean it up and watch for it. Could just be damp from condensation clinging to the wall behind furniture. I’ve had this.

The wall is brick but not very thick (poorly built Victorian terrace). It’s definitely not just condensation sadly.

She could have a plumbing leak if you’re sure there’s none of your water pipes running through it. Can’t hurt to knock and ask

If there's a kitchen on the other side, it might very well be a plumbing leak. Post some pics please showing size, and height above the floor. It might also be your own pipe leaking.

Is the floor concrete?
