Why have they not updated it as under offer?

Made a request to view a home, they rang the next day to say it had just had an offer received so would not be doing viewings. The house has been on the market since March which is a long time for the area. I mentioned that it still said available on their website and they said it just hadn't been updated, emailed with an offer as fell in love with the property. We made the initial call 2 weeks ago.
Viewed another property with the same estate agent and within 2 days they had updated their website and put that property as under offer.
Why would they not do the same for the one under offer that we also put an offer on? The offer we made was above the asking price, I'm not sure about the initial offer. I have also emailed twice, once replying to their email asking what my offer would be and how I would be buying and again to confirm and I haven't heard anything.
Should I call them? What reason would they not update their website?

Legally they have to pass your offer on to the seller, so I would go in and ask what the response was

Some estate agents leave the listings live until the survey has been carried out, some only move it to 'under offer' if the buyer insists, some leave the listings live even when the new owner have moved in.
None of it makes any sense really. When we were house hunting we found it infuriating!

I'm currently purchasing a house, and have had an offer accepted. I've asked the estate agent to mark all marketing as sold stc, however they've advised the only do that once a survey has been completed. I spoke to my mortgage company and the survey is that last thing they do after the affordability checks and completed application. I can see why, but it's so infuriating knowing that people could be ringing up about "my house", and the vendors head could get turned by a higher offer.

The estate agent has assured me that they've stopped doing viewings, so if that's the case, at least anyone offering won't have seen it, so less likely to be serious (I live in hope!).

Yeah I asked my EA to put as under offer to stop people viewing but the survey needed done first.
Luckily I had contact with the seller so knew everything was fine and viewings stopped.

Ours went sstc once the memorandum of sale was completed.
What I found really strange was that the one we were buying was taken off of Rightmove etc a few weeks after we’d offered on it. Thought they would leave it on whilst the sale went through!

Thanks. I find it really strange as with the same estate agent another house we viewed was put as under offer on their website 2 days after the first viewing. They seek to be quick with that property but the one we are interested in still isn't under offer on their website. I'm going to call them today to make sure they have my offer and to see if the first offer is still in place

Perhaps the chain isn’t complete? Our house and purchase showed as SSTC once solicitors where appointed and memorandum of sale was issued. No harm in asking EA again OP. Sales do fall through. Good luck, I hope you find someone right for you soon.

lastqueenofscotland · 17/08/2021 09:35

Chain may be incomplete or the buyer might be an awkward fucker and they are doing that to just keep interest coming in as a back up.

Mantlemoose · 17/08/2021 09:39

Because if something isn't done straight away it generally gets forgotten about.

TakeYourFinalPosition · 17/08/2021 10:03

Ours didn’t go SSTC until 10 days after our offer was accepted - they didn’t do until the memorandums of sale had been issued, and our buyer seemed to take a while to submit ID. This was in July.

Mammawilson · 17/08/2021 11:08

I have spoken to the ea, they put the offer through but seller has decided to go with original buyer which I assumed anyway.
The buyer didn't want it being put as under offer until closer to completion due to previous buyer pulling out quite late. They will contact me if the sale falls through. I'm gutted as I think we showed interest just days after the offer was put in but I suppose that's how it goes
