Sale History Showing on Zoopla but not Rightmove

Viewing a property next week, as usual checked sale history on RM, it showed no sale history recorded. However spotted a different EA sign outside the house on Streetview.

I don’t usually bother with Zoopla but did a check, and low and behold the property sold 2 years ago for 55 grand less than current asking price.

Further digging (checking out the previous EA listing) show it was sold via online auction.

I’m hoping the listing wasn’t manipulated in some way and it was an admin error, but will definitely not be taking RM info at face value anymore.

I wouldn't take either at face value. They're just rough guides. Our house hasn't been updated on Zoopla and we bought it over 2 years ago. Shows fine on Rightmove and was sold through a normal estate agent. Check the land registry if it bothers you.

I don't understand what the issue is OP.

As part of my due diligence when buying a house, I check every source I can lay my hands on. So Rightmove and Zoopla as standard, occasionally On the market and Boomin for approximate values and historic sale prices.

I also download the details from land registry (cost £3), and look at the planning permissions submitted in the road to get a sense of what had been allowed, and what has been refused.

I don't think any source, even Land Registry, has every sale. best to check several sources to give yourself the best chance of getting complete information. The tip about checking for planning permissions is good. Also worth checking flood risk.

@eightlivesdown definitely going to be checking various sources from now on. I naively thought RM was some kind of property bible.

I don’t trust either RM or zoopla. Both have the wrong value of a house I bought in 2004 and zoopla says it has 3 beds, 1 bath when it was 4 beds 2 baths.
