House survey cost & recommendations London

Hi,

So we had our offer accepted on a house some time ago, and the lender's survey went fine and valued the house the same amount as we offered.

The house is in a pretty good nick as far as we could see, we had 2 viewings.

However we're still wondering if we should have a proper survey done.

What is the cost of such a survey in London and can people recommend a surveyor?

How old is the house? I always have full structural surveys done because I only buy period properties.

I’ve used Wagstaff Surveyors (I think based in Fulham but I’m buying in Wimbledon). £900 inc VAT fir homebuyers and £1,300 inc vat for full structural. The latter you can meet with the surveyor for an on-site report.
To be honest in the report itself not a lot of difference in what was covered, so I’d go Homebuyers.

Go onto a site like Local Surveyors Direct, or Really Moving and put in your details - you'll get quotes for multiple companies in your area that way.
If you're going to look for one on your own, just make sure they are RICS certified.
Cost wise, it varies and depends on the experience of the surveyor, the size, location and value of the property.

Personally, unless it was a new build or a flat, I would always get a full structural survey done (RICS Level 3).

You can ask the EA if they recommend a local one. The cost is sometimes based on your buying price. I paid £1300 for full structural, North london

You can put the postcode into the RICS website to find a local surveyor, then read their website and their online reviews. I chose a tiny firm which had only 3 surveyors, all of whom have +20 years of experience. They aren't the cheapest (£600 Inc vat for homebuyer report of a small flat) but not too outrageous for London.
