Neighbour enclosing our side return partywall

So our new next door neighbour wants to build a side return extension using our party wall that we built a few years ago. I am aware that they have to pay 50% of the build cost at today's rates.

Area is roughly only 12sq meters of wall. Our surveyor has come back and said that they will have to pay us around £980 pounds. Surely this cannot possibly be 50% of the build cost? We are based in London.

According to Checkatrade a 12sq m wall costs approx £1450 so it sounds about right.

Yes we had this in London. Think our neighbour paid us £940 which seemed very little!
