ReRoof - London Prices 2021

Hi,

We need to replace our roof and got 2 Quotes…waiting for the third one but both seem a bit high compared with what our neighbours paid 3 years ago. I was made aware that prices went up due to building materials costs going crazy but should it be that high?
So….details now, please be gentle Smile

House: 3 bed semi- detached
Location: SW London
Roof: Pitched ( hip type - 3 sides: front, back, side) with aprox. 4000+ concrete tiles

Both Quotes include:
All tiles replacement
All battens replacement
New lead flashing around chimney
New Fascia, soffit and guttering
Dry ridging system: front, back and top
All labour, scaffolding, waste included.
15 Years Warranty on tiles.

Final prices with VAT:
1st Quote: 16k
2nd Quote: 18k

My neighbour paid 11k in the summer of 2019 for the exact same thing and did a fantastic job, no issues but the family business which did their roof relocated to Florida so I cannot ask them for a Quote Smile.

12k, SW London very small house, mid terrace gabled roof.

Unfortunately your quote sounds reasonable.

Gabled roofs are supposed to be the easier ones to do!
It looks like these are the prices for 2021 so probably this is a good price.

On another note I went to 3 local branches for building stuff to do something on the garden and all had No Cement signs! What is going on?

I think that might be the going rate OP. We had a quote in March 20 at ÂŁ16k exc VAT (good job I was sitting down when that came in!) for new tiles & batons but not fascias or soffits, we are a 3 bed semi in south east. Admittedly we only got the one quote because lockdown arrived and the whole thing went on hold. Have picked it up again and have three roofers coming out to quote next week so goodness knows what we are looking at now.

I think it sounds extremely high, but I know how much fascia/ guttering/ roofing material cost but the average homeowner does not.

The price can vary depending on the type of tiles or fascia , plain white is a lot cheaper than foiled, and guttering, again aluminium/ cast iron is 5 times more than plastic and takes longer to install.

Roofers make a lot of profit nowdays.
