Hi, ftb buying my place, the flat I'm moving into is empty (ex rental) so in normal times, should be a very straightforward process. However with covid and solicitors/councils overworked due to stamp duty holiday I'm expecting delays
Has anyone any experience locally in North Herts as to how long searches etc are taking?

This website tells you the current turnaround for local searches which take the longest.

It's not just searches. I was in a chain of two, cash buyer, motivated seller, clean survey, non covid times, searches back, and it still took FOUR months.

Thanks both, I'm actually hoping it does take a while (though I'm not going to be 'that' person in the chain, everything is submitted and waiting action by solicitors/council/lender).
