We are viewing a property this week that has been available for a while and also been reduced. I can see why - the floor plan is crazy! However, it's in a great location and only available because nobody else wants it, so I'm wondering what can be done to make it workable.

I'd be grateful if anyone could have a look at this floor plan and tell me if there's any obvious fixes? The main issues are that the master suite is only accessible by another bedroom, and also the downstairs is quite odd - the kitchen, for instance, is a really awkward shape/size. I love open plan - the more the better - and usually just say yo my husband 'we'd just knock this wall down' but I really can't work out the best layout for this one! Many thanks!

It's a Granny Annex isn't it: the ground floor extension. Hence the shower room being opposite your main kitchen and under the en suite down pipes to limit the plumbing when they did the original build. As you don't need a downstairs shower I'd make that room smaller, allowing more room at the front of the house, then close up the annex front door and have a study there. Meanwhile knock through from kitchen to end of living room/ dining room and make the living room smaller but have an open plan kitchen, dining, family space. The study could have a sofa bed for occasional guests. Then you'd get to keep your master suite upstairs.

It probably wasn't built with that layout. Have you tried looking at planning/building reg applications, old sale details for the house or similar houses nearby? Or you could ask the EA if the owners know. That might give you an idea of the original layout and inspire you.
