Covid positive 6 days before end tenancy agreement.

Dear all,

Any advice on this? If T has a +ve covid test within a week of last day of tenancy, what happens?

L has not let the property on as yet.

I'm aware L cannot forcible evict.

What is the legal position on those extra days T has to be in property (I believe 4 or 5 days, but am thinking movers and packers, and cleaners probably won't want to enter property so soon after isolation ends etc). Does T pay for that extra time?

Given the landlord hasn't let the property yet, I'd do the kind thing and not charge for the extra days. The tenant is probably stressed enough as it is.

If I were the tenant I wouldn't be paying for a few days and there is certainly nothing a landlord could do to make them pay
If I were the landlord I'd accept that they will be moving out a few days late and think no more of it

The tenant would pay for any days still occupying the property surely. Not necessarily when cleaners would be going in after

Gosh if I were the landlord I’d be assuming the worst and giving them a months grace.
Assume 2 weeks of illness, 2 weeks of recovery, packing and cleaning.

But I’m aware not all landlords are so humane...
