Gas Cert/ boiler service

The house we are selling has only a boiler as a gas appliance. This was serviced last month and all was ok. Do we also need a gas safety certificate for the house or will the boiler service invoice (with readings) do?

Any buyer who wants a landlords gas Safe cert is welcome to arrange one, there's no compulsion when selling a property. Service records and building regs for the install will be fine.

I didn't have to get a gas safe certificate. I just had to present the certificate of installation and an up to date service record to show it was in working order.
