Timeframe from searches in to solicitor’s queries?

We understand that our buyer had her last search in just over 2.5 weeks ago. She’s had the leasehold pack and all the seller’s forms for about 6 weeks. Her solicitor said they would send over queries once all information received.

How long is reasonable to wait for her solicitor to send over queries? We’ve been hassling the agency’s sales progression coordinator who seems pretty useless so far. Buyer wants to meet June 30 stamps deadline, we have no onward purchase (going into rented) so getting this done expediently is really for her benefit.

Should I (somehow) via the agency get across to her that she needs to start making a nuisance of herself with her solicitors? How long is it reasonable to wait for a solicitor to review the file?

You could ask the agency - they work for you after all. And your solicitor. But usually it's the management pack that slows these things up and you say she's had this for some time!
My buyers have supposedly been 'ready to go' since the beginning of April, buying one of my investment flats so it's empty. Last we heard on May 1 that they were about to sign contracts and transfer funds. May 11 my solicitor chased them and was told as they lived in London the contracts had to be mailed. Today we hear they've put them in the post 🙄🙄🙄. So much for wanting a quick purchase! Meanwhile I've had to pay another month's council tax and management fees!

I’m in exactly the same situation @Porridgeislife. Buyer has nothing to sell, we are moving into rented and despite the fact they’ve stipulated they want to move by 30 June all of the delays are their side.

Unfortunately it took an annoying turn last night. The bush telegraph chain of agent - buyer - her solicitor - buyer - agent - me discovered last night that my solicitor has been sitting on the queries for 10 days. Given I emailed them on Friday 8am to find out if they’d received queries & am yet to hear back from them two business days later, I’m not very happy.

We really need to start getting on with securing a rental but currently I have no idea of an exchange date. I know solicitors are pretty busy but I’m about to start making a massive nuisance of myself from lunch time today.

Sorry to hear that. It’s a nightmare not having dates to work to. Six weeks and counting...

Off the back of this thread I emailed our solicitor for an update and got an Out of Office message Hmm
