Is 40m2 too small for a one bed in London?

The layout is good - high ceilings, lots of light with huge sash windows on top floor of period conversion.

wrt your new layout - you may find that building regs mean that you have to have a door between the kitchen and the front door. The idea is that if there is a fire in the night in the kitchen, you need to be able to get from the bedroom to the front door without going through the same room. So building regs might not allow your open-plan idea.

I think the current layout is fine. If there is space to put a storage loft above the bathroom, that could be a useful addition.

Another one saying its big enough. We were in a 2 bed 55 square metres for 10 years, were very happy there.
Blimey! My one bed is almost 600sqft and I feel that's still tight!
