How much does a loft conversion cost??

We have seen a house in an area we really like. It is £20,000 below our max budget. We like the house but the third bedroon is just too small. It is a typical 1930's terrace house. Has anybody any idea about the cost of loft conversions?

I would say you are looking at a figure of around £30,000.

I think it depends what part of the country it is and how straightforward the existing roof structure is. If it's 30's probably reasonably straightforward... In the South East you'd probably be looking at £40+ for a large bedroom + en-suite, less if no bathroom and small bedroom. Oop north £20k may well be enough...

A loft conversion nowadays costs anything from 22K for a terraced house with a reputable firm. You are looking up to 35K for everything, from designing to electrics, plumbing, building regs inspections etc. I guess it all depends what you want (ensuite, dormer window etc).

You are probably looking at £25k-35k if you live in London and it is structurally straightforward BUT that doesn't include decoration, bathroom fittings, tiling, flooring etc. I know you probably know this but it always slightly takes me by surprise how much these extra bits cost.

It's always worth getting a firm in and saying we have £xx, is that doable? As long as money you are offering doesn't completely take piss, they may meet you half way.

Ours was just about £45k for a large bedroom and en suite, including decorating, carpet, bathroom fittings etc. We're in London.

hickory we just moved into a 1930 style property where, like you said, the third room is minuscule. we are having a loft conversion done next month - big bedroom with ensuite bathroom + 4 windows (2 in bedroom, skylight above stairs and bathroom) and balcony doors. all for 24k. we are mid terrace though so easier. the firm is great, and DH has been to see other loft they've done and they're really good. they said it'll take max 6 weeks.
there;s another firm that's just done our garage which also does loft (we did not know that) and we are kicking ourselves as they are absolutely brilliant!!! I'd recommend them. no idea how much for loft though.

oh we are in london. we had 4 estimates from 20k to 45k.

the one who's doing is this.I am not sure of the company name of the ones doing our garage as DH have been dealing with them but I'll ask and let you know if you like.

Hi pippi - would you mind finding out the garage co. We have a 3 bed semi and th garage is full of rubbish so we are thinking of having it converted.

Ours is costing 21k - this is a good firm (not the cheapest) but in a cheap area and with no plumbing involved because we're having a bedroom and study, no bathroom.

By the way - your loft conversion sounds very good value. We have had a number of quotes for a large bed and en suite (in Surrey) and looks like its going to be £40k. Im tempted to get the compnay doing yours round to give a quote too cos thats a big difference.

We had a loft conversion done a few years ago by Econoloft, we gained a large bedroom and family bathroom. We paid roughly £30k including decorating. We are extremely happy and would recc them. I would advise to get a few quotes as Econoloft weren't the cheapest or the most expensive either.
