We've not been in the housing market for around 15 years so the concept of guide price is new to us. We like the property very much and would like to make an offer. The local market is things sell within hours literally, but this property is something I see is an aspirational house. The top end is really stretching ourselves and at a time when we thought we might go mortgage free, however we do like the property what would you offer?
I will add, we are quite pragmatic and know there will be something else in time.

No one can possibly answer that question without knowing where in the country the house is, how long it has been on the market, what is the spec, what position you are in. Rightmove link?

I asked my EA why people put a range in - it makes no sense to me. He said its sometimes if the agent and client can't agree on the price. But it still doesn't make sense.
Say you love it, and if things are going fast, offer the low end, or even below for negotiating room.
