I am a few weeks from completion on my sale. I had an offer accepted on a house 70 miles away in mid February (moving for school), and was told the seller would go in to rental, so had searches and full survey done. I was told by the EA the day after the survey that the seller would not go in to rental and had to buy because of porting the mortgage.
Fast forward to now and my buyers are almost ready to exchange, and my seller has still not found anything. I offered a cash incentive to help pay rent, but was refused.
I am OK with missing the stamp duty deadline as that was always a possibility, but am now faced with having a very high priced summer rental plus storage fees and likely kennel fees for my dogs. Plus no guarantee that my seller will not decide to pull out! We are emotionally invested in this new house, it's a big move for us, and feel very much in limbo.
I will be a cash buyer once I complete on my sale. I am keeping an eye out, not much that is suitable is coming on, and as I live so far away from where I am moving to I can't just pop out for a viewing.
I am wary of giving an ultimatum to my seller- I don't want her to pull out. But feel I need to have more certainty!

I'd start looking now, there's no harm in it. Contact some local estate agents, they may have properties coming on to their books soon and perhaps you can line up a few viewings in a row on a Saturday. As a mortgage free buyer you'll be in demand! I'd also call your sellers estate agent and see if they've got anything else, it might prompt them to have a chat with the seller.

Alternative would be moving to rented in your new area, I'm sure not ideal, but as a chain free cash buyer you'd be even more in demand!!
