Property galleries and other annoying advertisements

Is it me or is it weird that I'm lately viewing more and more properties that have galleries full of crap that are staged photographs you will find in hotel websites and just a few pictures of the actual property?

So a 3 bed property would have; 1 picture of the living room, 1 picture of the kitchen, millions of pictures of shelf's, coffee pots oranges, sofa cushions and 1 picture of a bedroom. Where's the exterior, garden, bathrooms and other bedrooms? Where's the pictures from different angles? Where's the floorplan? You're saying it's spacious but how spacious? 65sq m isn't spacious when I find out during the viewing for a 3 bed property and I find out that the 3rd bedroom is meant to be a dining room.

I'll try and find it but yesterday I saw another property that fit my criteria but again the gallery was full of pictures of objects. I had a laughing fit when I saw a picture of the master bedroom but it was just a close up picture of a breakfast tray with legs on the bed and the tray had fresh orange juice, scrambled eggs with chives and a glass with a white rose in it. That picture was the master bedroom

It's really difficult for me to go and view properties as I have to pre plan through my work time and DH's and of course with a hyperactive toddler it's even more difficult. I speak to the estate agents asking every question and only to discover it's a disappointment. I just wanted a little Saturday late noon rant :) what other things annoy you when you are searching for a property to buy or rent?

This grinds my gears!! I couldn't give a crap that you have a vase with flowers in, or a nice shiny door handle (yep, seen that one before) ..... I just want to see the house/rooms!!!

Yanbu they are completely irrelevant and very annoying. I saw one the other day of a kitchen clock...just why!

The biggest annoyance for me is a house that is marketed as X bedrooms but one or more of the bedrooms are downstairs! And like you said should be the dining room or similar. Or one of the bedrooms is only accessed through another one

It irritates me when there is no floor plan, not so much for a bog standard 3 bed semi but any other house which has a more unusual layout - you need the floor plan to get a feel for the flow of the rooms

I'm going to see another property on Monday which looks good on paper with the sq m being very generous and decent photos this time but no floor plan...

DH and I were talking about exactly this today! Looking at a listing which had the flowers in the hallway as focus of shot, I want to look at corners and ceilings and prefer panoramic. The photos were even subtitled “lifestyle shot 1” 2 etc.

We're trying to buy in an area 2 hours from where we're currently living, also with a hyperactive 2 year old. So frustrating not having accurate details of the house and especially finding out the 'fourth bedroom' is actually the 2nd reception room! There should be a minimum required information to list a property (& and it should be accurate!! Looking at you purple bricks floor plans!)

@bumbledeedum I totally agree with this. It's a total waste of time and how cheeky using a dining room/2nd reception as a bedroom and not declaring it but obviously you would tell if they had the floorplan available in the first place! I feel sorry for tenants as well that also have no control over the stupid lifestyle shots where they have to constantly tidy and be available for viewings. It's just a waste of time and effort and that's why as you have said it needs to be a requirement.

Totally agree. A close up of the original fireplace is OK, but not their curated collection of objects on the coffee table!
Floor plans really are a must and I'd never list with an agent who didn't do one.

@GearChange I think with this property, I've seen it all now 😁 unless I see a toilet flush, seat up or down and toilet paper handle I think it beats everything I've seen so far!

I can’t understand any EA nowadays not including a floor plan. Apart from location and a shot of the outside, it’s the first thing I look at.,

Presumably some people are naive enough to be influenced by pics of shiny bits and pieces, though. I suspect that FTBs of shiny new show flats are probably the most likely to be taken in, failing to realise that there’s nowhere to put anything.

I think estate agents are influenced by sites like The Modern House, which use magazine style photography to sell usually very lovely homes. They’re quite good at it though, and generally have a good balance with shots that give more useful information (and still look great). They also give detailed floor plans.

Done badly it just looks a bit ridiculous.

It looks a bit ridiculous and if you fall for it as a buyer you are a bit of a knob. I want to see what I'm potentially buying, not all the little trinkets that won't be there once the previous owner moves out!
