FTB - Do you get any documents or Exchange and on Completion from solicitors ?

Hi... FTB here. We are exchanging on thursday and would like to know what documents you get on exchange and on completion from solicitors/sellers ? Do you get any proof of deposit you have paid ? any proof that we are the new owner on the day of completion ? I understand that it takes months to get a copy of title deeds due to Covid but any kind of registration confirmation from solicitors ?

No. You should get an email from your solicitor confirming they have received funds from you, and they call you on the day asking if you are happy to proceed. Same with completion- you will also get an emailed completion statement a few days before explaining all the costs. You don't get anything other than the keys then. A few weeks later you will get confirmation the deeds have been registered in your name. That's it. (You should though have been sent a report from your solicitor with the searches, property forms and documentation and guarantees etc well in advance of this along with contracts to sign.)

More like a few months to hear about the change in registration at the moment.

You should have received a report from your solicitor to read through and if you've got any queries, ask them now. They may advise you to have another viewing to check everything is as you expect it to be before exchange because you're committed then.

Definitely have a drive/walk past and if there's anything that doesn't look right, let your solicitor and the estate agent know.

Have you transferred the deposit to your solicitor? Do not transfer money to them on the strength of an email: check with them on the phone or using a secure system.
