Hi I'm getting very bored of waiting now :( does anyone have any idea how long we have left.
Local searches are finally back and only one enquiry left to answer does anybody how long we should have left until exchange/completion?

We accepted an offer on ours mid november, had an offer accepted on our new house a few days later. Still waiting. An issue with our buyers property was found during the searches and after some legal wrangling by her we are now waiting for land registry to change but we have been told it can take weeks with no idea of how long exactly. We can’t even exchange so the chain is just hanging on a knife edge. We’d initially been given a date of 17th March to move and now we have no idea.

The buyers arranged it, any qualified structural engineer would do.

We need to get an indemnity policy for something now. Anyone know how long that takes, as we are good to go once it's done!

I know all about them!! It’s honestly nothing. Usually only £30/40 and it doesn’t actually come into force until completion. This is what I’ve been told. We have one for an attic conversion with no apparent building regs.
My solicitors just sent us 3 quotes and I just went with the cheapest. Something like £28.

I’ve heard no news today. Buyers solicitors checking through last of the enquiries... feels like it’s dragging on. Especially as everyone wanted completion 23april... all the solicitors have been telling eachother this date too. So who knows. Would have liked to exchange tomorrow so we had the weekend to do the last min stuff...

This thread is now 18 days old and yet none of us seem to have made massive progress! 😆

Still no sign of any dates here, perhaps this week will be the week that we get some idea here!

@ BlueCherryBlossom were meant to here by Tuesday solicitor thinks we be exchanging the end of this week and completing next week as long as the lender approves the survey

No progress here either. I'm a little unsure as to what is now stopping us from exchanging but we're due to move next Friday so I really hope things progress over the next day or two 😬 Especially as if we have to change the date we get an additional fee from our movers and no guarantee that they'll have availability. It's the catch 22 that others have described - movers didn't really want to book us in before we exchanged but solicitors advised us to all secure a moving date now due to how busy all the removal people are so as not to cause further delays after exchange 🤦🏻‍♀️

I've had shit news. Was hoping to exchange on our purchase next week but vendors have changed their minds and decided not to sell after all, out of the blue 😭 At least £3k down the drain, not to mention losing the stamp duty benefit.

So upset.

Buyers want to be in by the end of the month so currently working hard to tie up last few bits to try and make it happen.

Sick to death of the whole sodding saga.

Oh @BlueCherryBlossom I'm so sorry. That's utterly shit. Have they said why they've changed their minds? This seems to be happening a lot at the moment. 😒 I wonder if it's that people were tempted to use the stamp duty holiday and are now having second thoughts about whether they truly want to move? Can you do something to care for yourself, like a bath or a hefty glass of wine (or both??)

Not sure if this was directed at me? If so nope. Solicitor said yesterday they were going to chase our buyers and sellers (we're in the middle of the chain) to see when they aim to exchange. When we bought this house we exchanged and completed on the same day - we had no idea this isn't the usual or recommended thing to be honest! Our solicitor has been really good and responsive so I'm worried the sudden delays are coming from elsewhere which we will have no control over 🤦🏻‍♀️

Thanks for the kind words everyone, I've genuinely felt bereft since hearing the news, it's just horrible.

Our vendors suddenly decided they needed to find something else to buy (they were adamant there was no chain at all until now), and they decided they weren't happy buying at current high prices. Very unapologetic.

Just have my fingers tightly tightly crossed that our sale goes through now as I couldn't bear that to fall through too.

Another house will come along for us to buy. There's nothing in our price bracket that truly ticks our boxes at the moment but we are getting back on the horse and viewing a couple of houses at the weekend. We'll probably bide our time and just keep boosting our deposit savings in the meantime.

Trying to remind myself of all the downsides/compromises of the house we lost, it's helping a bit! We are lucky not to be in a rush really.

I’m an FTB buying a new build so no chain, the searches are back & my mortgage offer came through on Monday but it took the seller’s solicitors forever to send the information pack over & it’s apparently huge. My solicitors are currently ploughing through it & I'm really hoping there won’t be too many questions.

So although our purchase fell through our sale is alive... hardly dare post for fear of tempting fate but we have a solicitor appt to have a statutory declaration witnessed today. The buyers solicitor has already ok'd the contents and it's allegedly the FINAL THING.

We'll be dropping it straight to our solicitors (different solicitor has to witness it) and then fingers tightly crossed we might be in a position to exchange.

Don't care when completion happens (house is empty), just want the reassurance of exchange!!

Apparently our buyers solicitor just needs to sort one last thing re their mortgage (which really worries me, what could this be?) and will then provide them with title documents and discuss completion date from there.

After losing our purchase so late in the game I'm completely terrified of losing our sale too Sad

My solicitors are still going through the sales pack Sad & apparently rushed off their feet. Fucking stamp duty holiday.

I’ve decided that to preserve my sanity, I’m just going to have to forget about dates altogether until they tell me there’s been progress. And I know I’m extremely lucky to have no chain or time constraints.

How’s everyone else getting on?

We had our searches back this week, after a 10 week wait. We are chain free, having moved to an Airbnb after our sale, and our seller is chain free too. We have our mortgage offer and our solicitor has no queries on the searches, so you’d think we’d be pretty much ready to exchange.

Wishful thinking. We are still waiting for a response from the sellers solicitor on enquiries raised back in March. IN MARCH. We’ve contacted the sales progressor at the estate agents to try and elicit some form of response from them, but nada. It’s like a black hole. If we miss the stamp duty holiday because of their complete incompetence and inability to do anything in a timely manner, let alone respond to an email,, I will be livid.
