Landlord opinions? Part furnished flat

Hi all,

We started a rental on a flat a couple of months ago. We took the apartment part furnished.

There was a sofa here, that DP wanted to keep here for us to use. I’m now kicking myself a bit as we ended up selling ours from our previous flat due to DP insisting it wouldn’t look right here. Our old sofa wasn’t anything special and was a cheapy IKEA. Now we’ve been living here for a few months, I realise the sofa that the LL has provided isn’t that nice and want my own back!

Example is - when we moved in, it was sooo dirty! I am really funny about sofas/mattresses anyway but because we were told that it would be professionally cleaned, I thought it would be ok. However, it was covered in crumbs, dried on food and some white liquid stuff (god knows Blush). So I paid for it to be professionally cleaned and sanitised. LL also told us that covers were machine washable - they are dry clean only.

The cushions on the actual back rest aren’t proper sofa cushions - the LL has just stuffed a load of M&S pillows (for sleeping) in there. So it doesn’t really support your back when you sit on it.

The covers are really ripped on the inside too. Although you don’t really see it, it’s just not nice and just seems a bit naff (for a flat that was marketed as ‘luxury’). When I had the covers dry cleaned, the company said they would only withstand a couple more washes.

The covers also don’t really seem to fit properly, they keep slipping up - I’m forever pulling them down, trying to make it look nice.

I don’t know why I ever agreed to this (Dp insisted as he didn’t want to fork out for another sofa whilst we are saving to buy a house). This is only a temp flat, we plan on only being here for 18 months but I know how these things go and we’ll probably end up being here longer. I don’t want to be stuck with this sofa: I know it’s only a sofa though so I might just need to suck it up!

It was my fault as I probably should have checked all this when we viewed. Just awkward to start checking the inside of a sofa when the tenants are sat on it! My question is, I feel like it is too soon in the tenancy to bring this up but I would like to maybe see if I could buy a new sofa and have this one removed. We probably have very little we can do here - I don’t think the LL will want to remove it. What about if we could find somewhere to store it?

You could probably get a secondhand sofa fairly easily and cheaply - or even free (there is always loads on my local Facebook groups etc).
Say to the landlord that the sofa is dying and not in good condition so do they mind if you replace it. If they say yes but insist it's stays when you move out then you hopefully won't have lost much money.

IKEA sofas are dead cheap. I'd buy one and get an extra cover (as low as £35), ask the landlord to get rid of the old one as it is not fit for purpose (and was there an inventory describing it's condition? If it was that dirty surely the flat was too) (or pay the council £15 to collect it) and tell him/her you are happy to leave it once you leave.

Gumtree full of free ones/cheap ones. So long as it's comfy I'd just bung a throw over it and leave it after.
