House 1.

4 bed detached - 3rd bedroom smaller than I want for our son. 4th also small.
Small livingroom
Lovely large kitchen diner
Kids playroom
Garage, external infront of kids playroom window
Unsure of parking, maps looks like only 1 parking space
Small square 8m x 8m garden, north east facing
Less than 10m walk to parks, tesco and primary school
Nice location

House 2

310k
3 bedroom detached - bigger 3rd but no office upstairs
Bigger livingroom
Beautiful kitchen diner with island
Bigger Playroom/office/partial garage conversion. Small garage store
Garden 15.5m x 12m - far bigger and south facing
Good offroad parking for 2+ cars
Room to extend over garage conversion
10m walk to park
16 min walk to primary school
Nice village location

Ideally we wanted a detached, separate work area for me, playroom, garage (storage), bigger room for our son, bigger better positioned garden than what we currently have (6.5m x 8.5m east facing) and a good location.
We would have compromises with either.. not sure which seems best value for money though. Thoughts?

The way you've framed it, house 1 has far too many unfixable compromises (e.g.size of bedrooms 3 and 4, small garden).

I'd go for house 2.

House 2 as it has the better garden - assuming you don't really need the garage space (because you have enough parking). A garage should be just big enough to fit both a small playroom and office and relatively cheap/easy to convert (sounds like the sellers have already done some of the work). It also sounds like house 2 has more potential for extending it the future, even if you don't want the hassle yet.

Providing you can afford the extra 15k, it doesn't seem like there is much contest (only obvious neg is losing the garage storage and the extra 6-7 mins walk to school if you're running late!)

Ooo I initially said the 3 bed before I saw the links I also prefer the garden on the 3 bed, but I like the look of the house more on the outside of the 4 bed, and the kitchen is much more to my taste and I prefer the shape and size of it.
I can see why you are finding it difficult.
I now have no idea which one I would choose 😂

Just noticed parking looks like it would be an issue if only one parking space on the 4 bed so I would go for the 3 bed.
Parking is one of my most important things on the list when house buying.

House 2. You could always get a garden office built, that would be lovely in that huge garden!
