Lost our house sale

Since June last year we have struggled selling our house...our first estate agents would send round time wasters...our contact finished with those so we changed agents and sold within 2 weeks to first time buyers in October...just before chirstmas we finally found our dream family home and our offer was accepted...our buyers have moved up from Somerset and started new jobs so we've had to wait for there mortage to be accepted as the lender wanted payslips etc...we've been told for weeks from our agent who's in contact with our buyers financial advisor that all is well and things are taking time to go through due to covid and banks being slow...we paid for our convayancing to begin on our new house on Monday but then we received the news that our buyers have got to pull out due to not being able to get there mortage as one of them has gone self employed...we asked the estate agents who were buying off if the vendors would give us 2 weeks grace to re sell as our property has gone straight back up for sale and they declined...we are absolutely devasted but as everyone keeps saying it wasn't ment to be 😭anybody else been in the same situation x

I don’t have any advice I’m afraid but wanted to say that I hope it all works out in the end. It’s such a stressful experience. I’ve sold an empty property and then sold ours and bought in the last year. Never again.

We had two buyers pull out but finally moved on third time lucky. Good luck.

@Tulipvase we've never been through anything like this...it's been so hard and such a struggle...hopefully we get there in the end but I agree never again xx

I'm sure you will find another buyer quickly. However, had I my time again I would not have chased down the house I was buying. I should have let it go.

@user1471538283 we hope so...we've just really struggled selling our house for some reason...it's been on the market since Friday and only 1 viewing so far...hopefully we will get there in the end x

I didn't think agents were showing properties unless potential buyers had a mortgage in principal.

Silly Vendors. The market here has slowed right down, so unless they already have someone waiting in the wings they could end up struggling.

You may even find they come back to you in a few weeks

This happened to us - sort of twice in one go. We lost our buyer due to covid. Our vendors put their house back on the market straight away.

We were gutted but another house we had liked previously also had its sale fall through. This second vendor gave us a week to sell before they remarketed. We sold 8 days later but in that time they took an offer from someone else who was also a past viewer. We were one day late, offered more than the other buyer, but they said no anyway. so upset.

We went to look at what our original vendor was doing and by this point (so again, only 8 days after we lost our sale) their online agent had persuaded them to change their sale into a modern auction where buyers have to put 7k upfront. We declined to do that but did offer our original amount. Sellers had decided they wanted more and we found out their auction reserve was higher than our accepted offer. So we walked away.

A few weeks later we found a house in budget that was better than either of them. We are a few months on now and the auction house is still being auctioned (every two weeks it starts again) with zero interest as it is so overpriced.

If our new purchase goes through (I am nervous now!) then I will for the first time in my life believe that things happen for a reason!

@Pipandmum our buyers had a mortage in principle but one of them has now gone self employed and the other had started a new job...they have both moved up from Somerset and having to live with her nan as the mortage won't be accepted xx

Oh that’s crap 💐 i hope you find something even better, your vendors seem very unreasonable, surely they know that 30% of sales are falling through at the moment?

I’m a bag of nerves currently as the buyers for my late Fil’s house had their survey/valuation on Friday so we’re waiting to hear, I hope it’s soon. I’n expecting to have to drop the price a bit as they offered over asking due to soneone else offering on the same day, after 5 months of no interest Hmm
I just know if the survey flags stuff up then SiL will create a drama as she’s been a nightmare, she’s currently ignoring us as I had to chase her up to provide ID to the solicitor, which she passes every day 🤬

So sorry OP. We lost our house on the day of exchange. Our buyers pulled out because they couldn't get their mortgage, I was 7 months pregnant and we lost our 'dream house'. (The vendors also refused to let us exchange but delay completion....)

It did all work out in the end - we sold again and ended up moving somewhere else before the baby arrived! Good luck.

@inmylifeIlovedthemall yes it's definitely slowed down...the house we wanted was everthing we were looking for and it's taken us so long to find it...just hoping it doesn't sell which is doubtful but what will be will be x

@GenderApostate19 yes we feel they have been very unreasonable aswel not even telling us the house was back on the market and the house there selling and where it is they would have no problem re selling in a day whereas we have really struggled...they wouldn't even give us time to re sell even thou the searches have been done and there back at our solicitors and we have lost our money as it's non refundable...it's obviously not ment to be but you no when u can't see that at the moment as we've been looking at houses for a long time even before we decided to sell and the perfect house rarely comes up...I feel so emotional xxx
